Chimney Repairs We Carry Out

We repair leaking, weather damaged and unstable chimney stacks. The work recommended will depend on the condition of the mortar, flaunching, pots and leadwork around the chimney.

  • Chimney repointing: Perished mortar joints are raked out and repointed to protect the brickwork and reduce water penetration.
  • Lead flashing repairs and replacement: Repairing or renewing step flashing, cover flashing, aprons, soakers and back gutters where the chimney meets the roof. The lead detail and specification are selected to suit the roof and the repair required.
  • Chimney flaunching repairs: Removing and renewing cracked or failed flaunching which is  the mortar bed around the chimney pots at the top of the stack.

Signs Your Chimney May Need Repairing

Arrange an inspection if you have noticed any of the following:

These signs do not all have the same cause. A roof-level inspection helps distinguish between failed flashing, weathered pointing, damaged flaunching, defective masonry and other possible sources of water entry.

Does the Chimney Need a Repair or a Rebuild?

Not every damaged chimney stack needs rebuilding. We base our recommendation on the condition of the masonry, the depth of mortar failure and whether the stack remains stable.

  • Repointing and re-flaunching may be suitable when the bricks remain sound, the stack is stable and deterioration is limited to the mortar joints or top mortar bed.
  • A partial or full rebuild may be necessary when mortar has failed deep into the joints, bricks are badly spalled or cracked, or the chimney stack is leaning or unstable.
  • Capping or external stack removal may be considered when the chimney is permanently disused and repairing it would offer little practical benefit.

We will explain what we find, show you photographs where available and provide a written scope of the recommended work. We will not recommend a rebuild where a sound, lasting repair is sufficient.
