Chimney Repairs Dublin
Chimney Repairs In Dublin By First Choice Roofing.
Fully insured with a 5 year workmanship guarantee.

First Choice Roofing provides chimney repairs throughout Dublin and parts of Kildare, including chimney stack repairs, chimney repointing and lead flashing repairs. We repair damaged, or deteriorated mortar joints and defects where the chimney meets the roof.
Problems with a chimney stack or its surrounding flashing can allow rainwater into the roof, causing damp patches around the chimney breast and potential damage to nearby roof timbers. If you have noticed signs of a leak, loose masonry or visible deterioration, we can inspect the chimney at roof level, identify the likely source of the problem and explain the repairs required.
Our work covers the external chimney structure and the surrounding roof junction.

Chimney Repairs We Carry Out
We repair leaking, weather damaged and unstable chimney stacks. The work recommended will depend on the condition of the mortar, flaunching, pots and leadwork around the chimney.
- Chimney repointing: Perished mortar joints are raked out and repointed to protect the brickwork and reduce water penetration.
- Lead flashing repairs and replacement: Repairing or renewing step flashing, cover flashing, aprons, soakers and back gutters where the chimney meets the roof. The lead detail and specification are selected to suit the roof and the repair required.
- Chimney flaunching repairs: Removing and renewing cracked or failed flaunching which is the mortar bed around the chimney pots at the top of the stack.
- Chimney pots, cowls and bird guards: Replacing cracked, loose or slipped pots, rebedding pots and fitting suitable rain caps, cowls or bird guards where required.
- Partial and full chimney stack rebuilds: Carefully taking down and rebuilding unsafe or badly deteriorated sections where repointing alone would not provide a lasting repair.
- Capping disused chimney flues: Fitting an appropriate ventilated cap to help keep rain and birds out while allowing the unused flue to breathe.
- External chimney stack removal: Taking a disused stack down to roof level and making good the slates or tiles, underlay and battens. Any planning, structural or protected-building requirements should be confirmed before removal work begins.
- Storm-damaged chimney repairs: Making damaged areas safe, documenting the visible damage and completing the permanent repair.
- Rendered and pebbledash chimney stacks: Repairing cracked or loose finishes and renewing defective render to protect the masonry beneath.

Signs Your Chimney May Need Repairing
Arrange an inspection if you have noticed any of the following:
- Damp patches or brown staining around the chimney breast, upstairs ceiling or attic
- Water entering the roof close to the chimney stack
- Loose grit, pieces of mortar or brick collecting in the gutter or fireplace
- Cracked or crumbling flaunching around the chimney pots
- A chimney pot that is cracked, loose or out of position
- Open joints or missing mortar visible in the brickwork
- Lead flashing that is lifted, split or repeatedly patched
- Moss or vegetation growing from the mortar joints
- Bricks that are cracking, flaking or losing their outer face
- A chimney stack that appears to lean or sit out of line
These signs do not all have the same cause. A roof-level inspection helps distinguish between failed flashing, weathered pointing, damaged flaunching, defective masonry and other possible sources of water entry.
Do not climb onto the roof to inspect the chimney yourself. Call First Choice Roofing on 087 093 4378 and we will arrange a safe inspection
Does the Chimney Need a Repair or a Rebuild?
Not every damaged chimney stack needs rebuilding. We base our recommendation on the condition of the masonry, the depth of mortar failure and whether the stack remains stable.
- Repointing and re-flaunching may be suitable when the bricks remain sound, the stack is stable and deterioration is limited to the mortar joints or top mortar bed.
- A partial or full rebuild may be necessary when mortar has failed deep into the joints, bricks are badly spalled or cracked, or the chimney stack is leaning or unstable.
- Capping or external stack removal may be considered when the chimney is permanently disused and repairing it would offer little practical benefit.
We will explain what we find, show you photographs where available and provide a written scope of the recommended work. We will not recommend a rebuild where a sound, lasting repair is sufficient.
